Two other hot spots that home buyers and inspectors will look at are the chimney and the roof. The roof covering as well as the underlay should be in excellent condition.
Because roofs are such a costly expense, these will be examined closely so it’s best to get them taken care of ahead of time.
Chimneys will be looked at while the roof is being examined. Chimney flashing at the base should be watertight and the chimney itself should be in good condition with no breaks in the brick and no cracks in the mortar.
Plumbing and electrical systems will also be evaluated to make sure that they are up to current code and that there are no leaks.
An inspector will also check for water pressure and proper drainage when looking at the plumbing. They will also check to make sure that the electrical outlets have ground fault circuit breakers, which will prevent injury and fires in case of an overload or short circuit.
These are just a few of the main things that a home inspector and home buyers will look for before a purchase is complete.
Fixing the problems ahead of time will prevent any doubt from entering the minds of the home buyers.
